Teach members to read a file in a calm order instead of chasing the loudest problem.

## Artifact Contents

- Application story: occupancy, timeline, purpose, borrower goal.
- Income support: source, stability, trend, documents still needed.
- Credit posture: score, events, liabilities, disputes, payoff assumptions.
- Collateral posture: property type, value risk, project risk, insurance/taxes.
- Conditions: what the underwriter is actually trying to prove.

## How To Use It

- Pick one past file and write the one-sentence risk statement.
- List the next three documents you would ask for in order.

## Guardrail

Use synthetic or anonymized facts only. Remove names, exact property addresses, phone/email, SSN/DOB, loan numbers, account numbers, NMLS/customer IDs, unique employer or business names, screenshots, credit reports, AUS findings, tax docs, bank docs, and any combination of facts that could identify a borrower or customer.
