**Format:** Decision tree

## Use This For

Teach members to turn a guideline, overlay, matrix note, AUS condition, or investor answer into a clean decision tree.

## Artifact Contents

- Source and date reviewed.
- Channel/investor/product scope.
- Rule sentence in plain English.
- Facts needed to apply the rule.
- Decision label: eligible, ineligible, conditional, not saleable here, missing facts, or unclear.
- Owner of next answer: MLO, AE, UW, investor desk, compliance, or borrower.

## How To Use It

- Take one published matrix item and turn it into a decision tree.
- Highlight the missing fact that would change the answer.
- Write the AE question without asking them to approve the file from a paragraph.

## Guardrail

Use synthetic or anonymized facts only. Remove names, exact property addresses, phone/email, SSN/DOB, loan numbers, account numbers, NMLS/customer IDs, unique employer or business names, screenshots, credit reports, AUS findings, tax docs, bank docs, and any combination of facts that could identify a borrower or customer. Education and workflow support only. Not underwriting approval, legal advice, tax advice, financial advice, a rate quote, or a promise of eligibility. Follow employer, investor, agency, state, and federal requirements.
