Overlays: Guideline Says Yes, Lender Says No

Plain-English definition

An overlay is an additional rule a lender or investor places on top of a baseline guideline. The baseline may say a thing is possible. The lender may still say they will not buy or originate that version of the risk.

How to ask about it

Do not ask 'but guideline says yes' as if that ends the discussion. Ask whether the blocker is agency eligibility, investor overlay, operational limitation, pricing appetite, or a documentation issue that can be cured.

Useful sentence

Say: 'Is this a hard overlay for this channel, or is there a compensating-factor path worth packaging?'
