Built to stick
Every lesson is one reusable brick — it shows up on the site, in the app, in the prompts, and in the clips. What you learn Friday doesn't evaporate by Monday.
Every course tells you up front what you'll walk away able to do. No outcomes, no module.
The teaching, the scripts, a take-home artifact, homework, and a quiz check to prove it stuck.
Every lesson ends with a summary you can carry straight into the room — sharper questions in, better reps out.
Course 00 · Onboarding
Get in the room, set your lane, and learn how to ask better questions.
By the end, a new member knows what the room is for, what not to post, and how to get a useful first win in under 20 minutes.
Outcomes
This module is not a generic welcome mat. It is the first behavior loop: introduce yourself, watch Jim explain the room, download one useful tool, and make one clean ask. The member should leave feeling the community is practical, not performative.
Keep every lesson short and action-oriented. Module 0 is free, so it should prove the tone: practical, plain-English, slightly irreverent, and serious about protecting borrowers.
Lesson 1 · 4 min · Jim
Explain why the room exists and make the member comfortable asking the question they have been pretending to understand.
Lesson 2 · 5 min · Aksel
Get a new member oriented fast so their first ten minutes create signal instead of noise.
Lesson 3 · 9 min · Janice
Teach members to turn a risky real-file post into a safe synthetic scenario before the community ever sees it.
Lesson 4 · 6 min · All three
Help MLOs, AEs, Realtors, processors, and tech-curious members find the fastest useful path through the room.
Lesson 5 · 7 min · Jim + Janice
Turn messy file anxiety into a question another professional can actually answer.
Lesson 6 · 9 min · Jim + Janice
Give members a practical intake sheet they can use before wasting a week on the wrong income path.
Lesson 7 · 8 min · Jim + Janice
Turn one safe scenario into one useful ask and one useful comment, so the member practices the community loop.
Course 01 · Glossary
Plain-English mortgage vocabulary that makes the paid lessons easier to use.
The free tier should be genuinely useful. These lessons explain the words people hear every day but rarely get taught cleanly.
Outcomes
Each glossary page is a short teaching page, a clip script, and an internal link target for paid lessons. The format is definition, why it matters, what changes it, what to say out loud, and one quick check.
Lesson 1 · 6 min · Jim
Make debt-to-income simple enough to explain without making it wrong.
Lesson 2 · 6 min · Janice
Explain why a second lien or HELOC can change a file even when the first loan looks fine.
Lesson 3 · 7 min · Janice
Show why a file can be technically eligible and still not fit a specific lender.
Lesson 4 · 7 min · Jim
Give Realtors and borrowers cleaner language for the strength of a financing letter.
Lesson 5 · 7 min · Janice
Separate borrower strength from condo project eligibility and lender appetite.
Lesson 6 · 8 min · Jim
Explain Non-QM without making it sound like a last-chance junk drawer.
Lesson 7 · 7 min · Jim
Stop treating deposits as automatic income.
Lesson 8 · 7 min · Janice
Explain DSCR as property cash-flow math, not a magic borrower-income bypass.
Lesson 9 · 7 min · Jim
Make rate locks understandable without turning the lesson into a quote or pricing promise.
Lesson 10 · 8 min · Janice
Explain cost-versus-rate tradeoffs without sloppy fee or APR language.
Course 02 · Deal Desk
Real file teardowns that teach structure before panic.
Deal Desk turns messy borrower facts into a clean next move: what to verify, what to stop assuming, and which product path deserves oxygen.
Outcomes
Deal Desk lessons should feel like sitting beside a veteran while they mark up a file. The lesson pattern is always: facts, false comfort, real risk, next ask, partner script, and artifact.
Lesson 1 · 12 min · Jim
Teach members to read a file in a calm order instead of chasing the loudest problem.
Lesson 2 · 11 min · Jim
Teach the first veteran scan: what must be true for this file to close, and what could kill it fastest.
Lesson 3 · 12 min · Jim + Janice
Stop letting borrower claims, team guesses, and verified facts sit in the same pile.
Lesson 4 · 13 min · Jim
Teach the difference between income the borrower feels and income the file can use.
Lesson 5 · 12 min · Janice
Show why bank balance, cash to close, and usable/reserve funds are different conversations.
Lesson 6 · 11 min · Jim
Spot the liabilities and credit facts that look small until they change the approval.
Lesson 7 · 14 min · Jim + Janice
Give members a repeatable way to choose the next move without ego.
Lesson 8 · 14 min · Jim
Separate income support, reserve depth, and investor exposure before picking a product.
Lesson 9 · 10 min · Jim
Teach members to read conditions as questions, not insults.
Course 03 · Guideline Decoder
Investor rules in human language, with wishful exceptions separated from documented paths.
Guideline Decoder helps members understand what the rule is, what the overlay is, and what exception request has a real chance.
Outcomes
Janice's lessons should feel sharp and lender-side. They explain why a file can work, why it cannot, and what would need to be true for an exception to be worth asking for.
Lesson 1 · 12 min · Janice
Teach members to turn a guideline, overlay, matrix note, AUS condition, or investor answer into a clean decision tree.
Lesson 2 · 12 min · Janice
Show the difference between a request an AE can champion and a request that does not address the actual credit or eligibility risk.
Lesson 3 · 11 min · Janice
Spot project risk before a clean borrower tricks everyone into relaxing.
Course 04 · Referral Translator
Mortgage lessons your referral partners can actually use.
Referral Translator gives MLOs and Realtors scripts for the moments where financing language can save or wreck trust.
Outcomes
These lessons are not underwriting school for Realtors. They are field scripts. The goal is to help partners ask sharper questions and avoid avoidable surprises.
Lesson 1 · 10 min · Janice
Teach a partner-facing call that protects the deal without hiding the risk.
Lesson 2 · 9 min · Jim
Help members push back on timelines without sounding unhelpful.
Lesson 3 · 11 min · Jim + Janice
Defend the borrower’s lender choice without sounding insecure, anti-agent, or allergic to cross-qualification.
Course 05 · AI Workflow Lab
Prompts, templates, and automations that reduce repeated thinking.
AI Workflow Lab helps members build structured, compliant-adjacent support tools without pretending AI is an underwriter.
Outcomes
Every AI lesson has a guardrail first, then a prompt, then a human review step. The magic is not AI making decisions. The magic is never answering the same operational question from scratch twice.
Lesson 1 · 12 min · Aksel
Turn a messy file thread into a clean internal summary and next-document ask.
Lesson 2 · 10 min · Aksel
Draft plain-English explanations that sound like a helpful human, then review them like a professional.
Lesson 3 · 13 min · Aksel
Give members a reusable prompt system for file notes, partner updates, borrower explanations, Skool posts, and guideline questions.
Course 06 · CE Concepts
Future-tense, non-credit compliance practice that builds the habit before the approved product exists.
Non-Credit CE Concepts Preview teaches the concepts and pacing style Mortgage Dorks wants to own later, while being explicit that no current NMLS credit is earned, offered, or reported.
Outcomes
Every CE Concepts page must say non-credit practice. Use future-tense for Mortgage Dorks credited CE. Never say a member earns NMLS credit here until the provider, course approvals, delivery rules, and reporting controls exist. AI must stay outside any credited CE completion flow.
Course 07 · Live Webinars
Live teaching, file-board reps, and office hours that turn the community into a practice room.
The webinar room gives members recurring live reps: ask cleaner questions, watch veteran file reads, and leave with one usable move.
Outcomes
Live webinars should feel like the best part of sitting with veteran operators: structured, practical, and protected. Every session needs a pre-submit template, a no-PII reminder, a file-board framework, and a replay/action recap.
Lesson 1 · 8 min · Jim
Teach members to submit a safe, useful live question before office hours starts.
Lesson 2 · 10 min · All three
Give Mortgage Dorks a repeatable monthly event that turns noisy market takes into useful client and partner language.
Lesson 3 · 8 min · Aksel
Create a repeatable AMA format where guests teach clearly and members ask better questions.
Course 08 · Replays
Turn live sessions into searchable, reusable lessons instead of forgotten recordings.
The replay library makes webinars compound: every event becomes a recap, clips, scripts, templates, and a Skool discussion prompt.
Outcomes
A replay is not a storage problem. It is a product system. Each webinar needs a title, promise, timestamps, clips, action prompt, artifact, and community thread.
Course 09 · Marketing
Practical mortgage marketing that earns trust before it asks for business.
Marketing Engine gives members repeatable content, offers, follow-up, and local authority plays without hype or compliance roulette.
Outcomes
Marketing lessons should be boringly useful. Every asset teaches one problem, offers one next step, avoids rate/approval promises, and can be reused across Skool, email, short video, and partner follow-up.
Lesson 1 · 10 min · Aksel
Turn mortgage complexity into simple posts that teach one useful thing at a time.
Lesson 2 · 12 min · Aksel
Build a practical downloadable asset that starts a useful conversation instead of collecting cold emails.
Lesson 3 · 10 min · Jim
Use success stories, testimonials, and lessons learned without implying guaranteed outcomes.
Lesson 4 · 11 min · Aksel
Create a weekly publishing rhythm from lessons, webinars, FAQs, and partner conversations.
Course 10 · Relationships
Build trust after the lead, during the file, and long after closing.
Relationship Engine teaches the small communication habits that turn borrowers, Realtors, and past clients into durable trust loops.
Outcomes
Customer relationships are built in moments of uncertainty. Each lesson should teach a script, timing habit, and follow-up artifact that protects privacy and keeps trust moving.
Lesson 1 · 11 min · Jim
Turn the first borrower call into a clear expectation-setting conversation.
Lesson 2 · 10 min · Janice
Create calm borrower updates that reduce anxiety without hiding risk.
Lesson 3 · 11 min · Jim + Janice
Create a partner update cadence that informs without over-sharing borrower details.
Lesson 4 · 12 min · Jim
Teach members how to communicate when a file changes, delays, or loses a path.
Lesson 5 · 10 min · Aksel
Turn closing from the end of the transaction into the beginning of a useful long-term relationship.
