The Realtor Red-Flag Call

Teach a partner-facing call that protects the deal without hiding the risk.

Scenario

A listing agent pushes for certainty, the buyer agent wants a fast yes, and the file has one unresolved condition that could change the offer strategy.

The call objective

The goal is not to scare the partner or oversell confidence. The goal is to name the unresolved risk, explain what would resolve it, and give the partner a decision they can use in negotiation.

The script

Say: 'With the borrower’s permission, I can share that one verification item remains. I cannot disclose private file details, but I can tell you the timing and what could affect the path. The file is strong if X verifies. If X does not verify, we need Y backup path. Here is what I am doing today, and here is the point where I will update you.'

The mistake

The mistake is using lender jargon to sound smart. 'DU says approve/eligible but conditions remain' may be accurate, but it does not tell the partner what to do. Translate it into certainty, risk, next proof, and timing.

Objection pattern

Use the same spine when partners push back: 'I understand why you want certainty. My job is to separate what is verified from what is still dependent. Here is the part we control, here is the part we do not control, and here is the decision point.'
