Explain why the room exists and make the member comfortable asking the question they have been pretending to understand.

Scenario

A new MLO joins after seeing the landing page. They know the industry is full of jargon and ego, but they do not know whether this room is for beginners, experienced pros, or both.

Opening script

Welcome to Mortgage Dorks. This is the room for people who want to learn the mortgage business without the boring BS. We are not here to cosplay as underwriters. We are here to understand why files work, why files break, and how to talk about that clearly with borrowers, referral partners, AEs, and each other.

What makes the room useful

The room works when members bring real problems in a clean format. A useful post has the role you play, the decision you are trying to make, the facts that are known, the facts that are missing, and the deadline pressure. A vague post gets sympathy. A clean post gets help.

  • Good: 'Self-employed purchase, one year declining income, 10% down, wants primary, need to know agency path vs bank-statement pivot.'
  • Weak: 'Can anyone do self-employed loans?'
  • Best: include what you already checked and what answer would change your next move.

The community standard

Give more than you take. Use rounded ranges or synthetic numbers unless precision is essential, and always scrub the person. No borrower PII or private documents ever. If you would not put it on a whiteboard in a crowded conference room, do not post it here.
